Developer Led Community Housing
Green Violin is developing a business case for a new co-operative housing model that blends affordable home ownership with social enterprise. This model separates development and property management responsibilities—handled by Green Violin as the Developer Share owner—from community-building activities led by residents as Occupant Share owners.
The approach aims to overcome key barriers to affordable housing by:
- Fostering community cohesion through co-op membership selection (e.g. artists, veterans, new Canadians).
- Relieving residents of complex development and management duties.
Lowering housing costs by replacing profit margins with a social return on investment.
By managing a portfolio of similar developments, Green Violin can build long-term asset value to support future projects—creating a scalable, sustainable model for affordable home ownership.
